Who may rent?

Who can rent accommodation from you?

You who study at least 15 credits per semester the University of Gothenburg or Chalmers University of Technology can rent accommodation with us provided you have no payment complaints, meet the study requirement and other applicable conditions. You can also rent accommodation with us if you are undertaking doctoral studies with an activity level of at least 50% and follow an individually prepared study plan.

How long can I stay with you?

The maximum rental period at SGS is 6 years. Extension can be granted for a maximum of 4 years for doctoral studies. The period during which an exemption from the study requirement has been granted or subletting is included in the period of residence. However, an approved exemption due to work at a student union is exempt from the period of residence.

Are distance learning courses approved? 

No, distance learning is not approved. You must study on site at the University of Gothenburg or Chalmers University of Technology.

Can I live with you if I do an internship?

Yes, if you are doing an internship at Gothenburg University or Chalmers University of Technology, it is ok, but not if you are going to do an internship at Volvo, for example.

Can I rent an apartment from you if I study at a school other than Gothenburg University or Chalmers University of Technology? 

No, to rent accommodation from us you must study at Gothenburg University or Chalmers University of Technology.

Can I live with you during my general or specialist service? 

No, general and specialist service does not count as studies.

When can I join the SGS housing queue? 

You can join the SGS queue from the year you turn 17. To sign a rental agreement, you must be of legal age and study at least 15 higher education credits per semester.

If I'm going to start studying in the fall. From when can I rent a housing? 

If you are going to start studying in the autumn, in August/September, the earliest you can get a lease agreement that starts on June 1st. If you are going to start studying in January, you can get a rental agreement that starts on December 1st at the earliest. Please note that you must pay the rent from the date your contract starts.

Does it cost anything to be in your housing queue? 

No, it is free of charge.

How do I join the SGS housing queue? 

You register an account here. Your queue time is counted from the day you register an account.

How do I activate my account? 

You do not need to do anything; you will receive a confirmation email after you have register. If you do not have a Bank-Id, you will receive an email with a link for verification. To keep your account active and maintain your queue time, you must log in at least every 12 months.

I have not received a confirmation/verification email, why? 

Check your junk mail. If it's not there, log into your account and check that you have entered the correct email address. If you still haven’t received a confirmation email, it may be due to your email settings. 

My account

I can't sign in to my account. Why is that?

If you have registered with an incomplete social security number, you must contact SGS Customer Service to get a link. It may also be because the account has been deleted due to inactivity. In this case, you will need to register again.

My account has been suspended. Why is that? 

There can be several reasons why your account has been suspended. The most common reason is that you have not logged in for at least a year. Another reason may be that you have not responded to an offer. You may also be blocked if you have not paid your rent on time.

What happens if I don't log in at least once a year?

Your account will be blocked after 12 months of inactivity and you will lose your queue time. If it has not been deleted, you must contact SGS Customer Service to activate your account with a new registration date. If it has been deleted, you will need to create a new account.  A reminder email will be sent 13 days before the account is suspended.

Can I combine my queue time with someone else's? 

No, that's not possible.

How long queue time do I need to get housing? 

It is very difficult to say how long it will take to get a housing depending on whether it is a single room with a shared kitchen or an apartment you are interested in and in which area. The general queue time is around 1 year for a single room and from 2 years for an apartment. Usually, a slightly shorter queue time in the spring and longer in the autumn. You can find your queue date on My Pages.

How do I register an interest?

You register your interest on My Pages under available objects. You can make a maximum of 3 expressions of interest at a time. You can change your registration of interest until the registration period has expired.

Can I share accommodation with someone else? 

Yes, as long as it's an apartment, it's fine. It is not permitted for several people to live in a single room with a group kitchen.

Can my partner live with me even though he or she is not studying? 

Yes, the study requirement applies to the person on the lease.

What do I do if I have not received my acceptance letter? 

Then you must upload the confirmation email from antagning.se, which states which education you have applied for. When you then receive your acceptance letter, you must upload it on your applicant profile.

What do I do if I have not been accepted to the university?

Then you have one week's notice. You must then submit a written cancelation and attach your acceptance letter, where it is clearly stated that you have not been accepted.

What do I do if I am a reserve?

When the final admission is complete, you can upload your acceptance letter within five days or terminate the agreement if you were not admitted.

Are there any special homes for those of us who live far away to apply for?

Before the start of each semester, we publish housing for newly admitted students who live beyond commuting distance from Gothenburg on Studentbostad Express. To be eligible for priority, you must:

  • Be a national student with a Swedish social security number.
  • Be newly admitted to the University of Gothenburg or Chalmers University of Technology.
  • Be registered outside the Gothenburg region as of 1 January for applicants for the autumn term and 1 July for applicants for the spring semester.

The Gothenburg region includes the following municipalities: Ale, Alingsås, Gothenburg, Härryda, Kungsbacka, Kungälv, Lerum, Lilla Edet, Mölndal, Partille, Stenungsund, Tjörn and Öckerö.

When is Priority for newly admitted students published?

The homes are published at different intervals before the start of the semester on the advertisement "Student Housing Express".

  • For the autumn term, we publish homes with occupancy on 1 July, 1 August and 1 September. Information about the exact publication date will be published on the website during May-August.
  • For the spring semester, we publish housing with occupancy on 1 January and 1 February. Information about the exact publication date will be published on the website during November-January.

I didn't get any of the priority apartments this time, can I apply again next semester?

Priority for newly admitted students can only be applied for for the semester to which they are newly admitted.

Do I lose my queue time if I get an apartment with you? 

Yes, if you get an apartment, your queue time is reset to zero and you start over.  If you get a single room with 10-month billing, you keep your queue time.

Is there any other way I can get more queue time? 

The first time you become a member of a student union at the University of Gothenburg or Chalmers University of Technology, you get 3 months extra queuing time when you pay the union fee. Membership in several unions does not mean that you get double queue time.

When is the extra queue time registered.

They are registered twice a year, 1st April and 1st November.

Do I lose my queue time if I get an apartment with you?

Where can I find available housing? 

You can find available housing on My Pages. Vacant homes can be published on four different ad slots.

  • Student housing - Most of our available homes are published here. Every Monday and Thursday we publish available objects.
  • Student housing Express - Housing that is published on Student Housing Express usually has immediate occupancy. If we have something to publish there, this is done on weekdays.

What does 10-month billing mean? 

If you move in between August 1 and March 31, you have June and July rent-free. If you move in between April 1 and July 31, you pay rent for June and July of the same year, but rent-free June and July of the following year. You can live in the room as long as you meet the study requirement, the usual notice period applies.

It says that the accommodation is available from January 1st. Can I move in later?

Yes, you can move in later, but the agreement is valid from the date stated in the ad and the rent must be paid from that date.

It says that the accommodation is furnished. What's included?

You will find an inventory list on the website under "Our areas" and on respective address.

Is electricity included?

Does the advertisement say the following:

  • Electricity is included - then the electricity is fully included.
  • Electricity consumption is added - then you pay according to a flat rate for the first two months, after that you pay for your consumption.
  • Electricity is not included - then you need to get your own electricity subscription

Is heating and hot water included?

Heating is included. If it says nothing about hot water, it is also included. If it says that hot water consumption is added, you pay according to a flat rate for the first two months, after that you pay for your consumption.

Why do you have cable TV?

As property owners, we are required by law to provide all residents with TV signals in order to be able to access important social information, for example in the event of a local or national crisis. The requirement remains as long as there is working cabling in the property.

Can I see the apartment?

It is not possible to get a viewing before you possibly get an offer. Offers of viewing are automatically sent out to the 5 applicants with the longest queue time. Contact information for the current tenant who will show the apartment will be visible on My Pages.

What does floor -1 mean?

The house is then built on a slope. One side of the house is higher than the other side. For example, the entrance may be higher up than the apartment.

What is the difference between a kitchen cabinet, kitchenette, kitchen, and group kitchen? 

  • A kitchen cabinet is a cabinet that has furnishings and equipment intended for cooking. The kitchen cabinet is smaller than a kitchenette.
  • A kitchenette is like a kitchen but smaller. If the total length of the kitchen counter is two meters or more excluding the stove, the area is specified as a kitchen. If it is less than two meters, the space is specified as a kitchenette.
  • A group kitchen is a kitchen that is shared by several people.

Offer/Viewing

I have received an offer for a home I have applied for. What do I do now? 

Offer is automatically sent by email to several applicants. You have 3 days to contact the current tenant for a viewing.

What do I do when I have been on a viewing of the apartment? 

When the viewing time has expired, you have 24 hours to respond yes or no. You won't be able to respond until the viewing time ends. Once you have answered, you must confirm the answer. Note that you cannot change your answer. A yes answer is binding, so before you accept an offer, you must be sure that you want the home.

I have received several offers; will I get more than one contract then? 

No, even if you receive several offers and accept them all, you can only be allocated one of the homes.

I have received several offers; can I know which queue position I have? 

No, it is not possible to find out which queue position you have.

I have received several offers; can I rank which one I want the most?

No, it is not possible to rank the offers.

How many offers can I accept? 

You can accept all offers you have received. A yes answer is binding, so before you accept an offer, you must be sure that you want the home.

What happens if I answer no? 

You will be blocked from making expressions of interest for 7 days.

What happens if I don't respond in time? 

You will be blocked for 30 days from making new registrations of interest.

I had to answer no because I couldn't go to a viewing. Do I still have to be banned for 7 days?

The advertisement always has access to a floor plan and usually also pictures as well as a description of the home and what is included. This is always what you have to start from when you apply for the home if you would be prevented from going on a viewing.

When will I know if I have received the housing I have accepted? 

The next weekday after the time for uploading the certificates has expired, the administrators review the registration of interest manually and send a contract to the person with the longest queue time who has accepted. An email is sent with a link to sign the agreement.

I accepted an offer but did not get the apartment. Why? 

Then someone with a longer queue time than you received the contract. An offer is sent to several applicants and a contract is assignd to the one with the longest queue time who has accepted the offer. 

Certificate

What kind of study requirements do you have to be able to rent an apartment with you? 

To rent an apartment with us, you must study at least 15 higher education credits per semester. Distance courses are not approved.

What documents do I need to upload? 

The following certificates are approved:
The certificates must be current.

  • Registration certificate from Ladok - enly current or future programs/courses are accepted.
  • A letter of acceptance from antagning.se is approved if it is relevant for the coming semester and until the registration opens.
  • Certificates from antagning.se that you have applied for a course or programme are approved until the admission decisions has been announced. If you move in before you have received your letter of acceptance. 
  • For doctoral studies, employment contracts must be uploaded.

It is extremely important that you, when you accept an apartment, make sure that you have the current certificate uploaded. If you receive a notification that says "Update your applicant profile" you must click on the button and verify your information to proceed in the process.

When do I have to upload the documents?

 If you haven't uploaded it before, you have 24 hours to do so after the response time has passed. You do this under My applications - applicant profile.

I uploaded the wrong certificate. Can I submit the correct certificate later?

No, you can't. The correct certificate must be uploaded in order for you to get an agreement.

I have applied to both Gothenburg University and Chalmers University of Technology. Which should I upload?

It does not matter. You must upload the acceptance letter on your applicant profile when you have received it.

Now I have received my acceptance letter. When do I have to upload it?

You must upload it to your applicant profile within five days.

How often do I need to update my certificates?

You must always make sure that you have an up-to-date certificate uploaded.

Do you send me a reminder when I need to update them?

No, it is up to the applicant to make sure that the current certificate is uploaded.

Rental agreement

Who gets the lease? 

The tenancy agreement will be assigned to the person with the longest queue time who have accepted the offer, has an approved credit report, uploaded the correct documents and otherwise meets our conditions. SGS tenants must have paid their rents on time for the last 6 months.

I have been allocated a residence. What happens now? 

You will receive an email with a link to sign your rental agreement.

How do I sign the lease? 

You will receive an email with a link. If you have a Swedish social security number, you will be linked to My Pages and sign with Bank-Id. If you don’t have a Swedish social security number, click on the link in the email and the agreement will be signed.

Parking lot

Can anyone rent a parking space from you?

Yes, but tenants at SGS have priority.

How do I rent a parking space?

You register an account on sgs.se. If you already have an account for a student apartment, you can activate yourself in the queue for parking space. Your queue time is counted from your activation date.

Where can I find available parking lot? 

You can find available parking lot on My pages. Vacant parking lots can be published on two different ad slots.

  • Parking lot - Most of our available parking lots are published here. Every Monday and Thursday we publish available objects.
  • Parking lot Express - Parking lots that is published on Parking lot Express are usually immediately available. If we have something to publish there, this is done on weekdays.

Is it the same price for tenants as for non-tenants?

Yes, but VAT is added for non-tenants and for tenants who have a parking in an area other than adjacent to the home. VAT is also added for UGOT, CIS and ISMO tenants as they are university tenants.

Is there a charging point?

If there is a charging point, it is stated in the advertisement.

Is electricity included?

No, in addition to the rent, you pay per kilowatt hour consumed.

What is the price of electricity?

I have received an offer. Do I have to go on a viewing?

It is recommended that you also look at parking spaces so you can see that the car fits as the size and availability of parking spaces can vary.

Can companies rent parking spaces from you?

Yes, contact SGS Customer Service and they will help you.

You pick them up at SGS Customer Service, Kaserntorget 11.
